it's really good hotel with accommodating staff. had clean bathroom. appreciated that the venue was close to the train station, 20 minutes' walk.

In need of a face lift but extremely clean and excellent food
The hotel location is great just a ten minute walk from the amenities in Inverness.Breakfasts are good. The staff are pleasant.
The smell of cigarettes in the bedroom, the dampness of the bed and the lack of hot water in the bathroom. The hotel has a lot of possibilities I am sure they must have better bedrooms!!! We must have been unlucky are all the rooms smoking rooms the staff must be at risk.
The decor and furnishings were way past due for upgrades.
Peter was very helpful with directions, suggestions for our very short stay. We stayed in a family room, which was clean and met our needs for one night. One of the single beds was quite lumpy and my son slept on top of the duvet for added comfort. Breakfast was good but fruit salad would have given greater choice to those that don't want the full breakfast. Lovely, quiet location with large grounds overlooking the river and a short walk to town.

This large house also has functions which it is not suited for the paying guest because of its design and size. Both nights we stayed there were functions that went till reasonably late and were very loud. The staff and other guests (not necessarily staying at the hotel) walk up and down the corridor outside the rooms and the floors squeak and doors bang. On the afternoon of our arrival we had to go out for dinner as we could not be accommodated for a meal as there was a "function on and it is very busy".
The staff were very friendly and helpful and the hotel was located right on the banks of River Ness. The rooms had bright, fresh decor and freeview was provided, along with a DVD player. There were also seating areas outside, had we wanted to use them. The overall appearance of the hotel was good - warm, inviting and cosy.
There was no way of ordering food outside of the mealtimes and the selection of cereals, fruits and yoghurt was not great. The cooked breakfast offered, however, was varied.
first time to inverness and loved it went on a trip up to the loch sorry to say we did not see nessy. but then nor have hundreds of others lovely place and glad we visited

Manager and staff were pleasant. Breakfast was excellent. The bathroom facilities can make or break a hotel stay and in this case they were also excellent for the price. The TV reception was crystal clear which quite often isn't the case in other hotels.
The bed was very creaky so it was just as well it was a shopping stay and not a romantic one. The hotel bar was more likened to a local bar rather than a comfortable place to eat.
The Food was Excellent Very Good Choice for Breakfast. Bar Prices Expensive especialy trhe wine but this was the case in every bar and restaurant in Inverness. All in All We had a good shoert stay! Thank You!!! Paul Rollinson Leeds.

Very friendly and helpful staff, excellent breakfast service. The infrastructure is a little dated, with a number of leaks during heavy rain. Aside from that, it's been a big thumbs up experience for us.
